UWM hybrid closing - overview for mortgage broker

Hybrid closings allow borrowers/signers to eSign closing documents that do not require notarization using EASE Docs. Key documents needing notarization are printed and wet-signed in person with a title notary present.


TWO TYPES OF HYBRID CLOSINGS:

Hybrid Close with eNote: Note is signed virtually in the ePackage

  • Available for conventional, FHA and VA loans
  • Notarized documents are signed in person; all others are signed virtually

Hybrid Close with Paper Note: Note is signed in person

  • Available for USDA loans and non-agency
  • Notarized documents and the Note are signed in person; others are signed virtually

Note: Correspondent partners are eligible for both Hybrid Closing types but must fulfil document or eVault requirements associated with the specific type. 

HYBRID CLOSING PROCESS OVERVIEW:

BROKER'S RESPONSIBILITIES:

  • Complete all To-Do list items, generate the final closing package and start the closing process
  • Inform borrowers and closing agent of what to expect and eSign the necessary documents
  • Attend the in-person signing session (optional)

SETTLEMENT AGENT'S RESPONSIBILITIES:

  • Print the wet sign closing package
  • Attend the in-person signing session with the borrower
  • Upload the fully executed final closing package to the SAP
  • Request the wire in dry states

BORROWER'S RESPONSIBILITIES:

  • eSign documents via EASE Docs on the loan’s scheduled closing date
  • Attend the in-person meeting with the Settlement Agent to sign the final closing package

STEPS FOR A SUCCESSFUL HYBRID CLOSE:

BEFORE THE CLOSING DATE:

  • Click the Start Hybrid Close button
    • If the button is clicked more than once, the previous package will expire, requiring re-signing

ON CLOSING DAY:

  • All documents must be signed between 6:00 a.m. and 11:59 p.m. ET on the scheduled closing day, or they will expire
  • Use the Hybrid Tracker in UClose to monitor the signing status

POST-SIGNING:

  • Documents will be transferred into the system after the signing is complete
