Home financing without credit score

Everyone should have a path to homeownership. Depending on your home financing situations - we have options for your review: 

Conventional 

  • One borrower must have a credit score
  • Purchase or rate and term refinance
  • 1-unit primary residence that all borrowers occupy
  • Fannie and Freddie fixed rate financing only
  • DU Approve/Eligible or LP Accept
  • Additional history required for no-score borrowers with greater than 50% qualifying income

FHA

  • 3 nontraditional trade lines for 12 months such as rent, utilities, mobile phone.
  • Rent and utilities documentation or documentation of living rent-free
  • Max ratios at 31/43 - may exceed if another borrower has a credit score as compensating factor.
  • 1-month PITI from borrower funds

VA

  • 3 nontraditional trade lines - if fewer than 3, provide explanation why borrower does not have 3 nontraditional trade lines.

USDA

  • Max ratios 29/41
  • No reserve requirement
  • 2 trade lines if rent-free or rent not used as trade
  • Alternative credit trade line may be open, closed, and/or paid in full by applicant. Must have at least 12 months of repayment history. If trade line is closed, it cannot have been closed more than 6 months prior to application.
