Here are some of the requirements to get a five-year rate freeze on your adjustable rate mortgage:

  1. Borrowers must have subprime residential adjustable rate mortgages that originated between Jan 1, 2005 and July 31, 2007.
  2. The mortgage must be scheduled to reset between Jan 1, 2008 and July 31, 2010
  3. The mortgage must be included in securitized pools of mortgages.
  4. Borrower must reside in the home covered by the loan
  5. Borrower cannot be delinquent or in foreclosure.
  6. Borrower must not be more than 30 days late on payments and cannot have had more than one 60-day late payment in the previous 12 months.
  7. Borrower must have less than 3 percent equity in the home.

Callers are required to have patience and may be informed that they may not even qualified. Lenders are currently voluntary to participate.
